How does Planet Rent keep disputes to a low?

More tenancies now end in disputes raised by tenants than landlords according to new research from Decorus for Sage spotted in Landlord Today. This is often because there is no clear understanding between the parties to the rental agreement about what is expected of them. The level of cleanliness expected when tenants move out is the biggest issue.

In fact the number of disputes between landlords and tenants over deposits has fallen – but not by much. From 2019 to 2020 there were 34,993 disputes, down from 35,513 the year before. So landlords and tenants are falling out less often over deposits but there are still thousands of tenancies that end in a row. So what are people arguing about? Cleaning comes in at number one, with The Dispute Service reporting that it was the issue in 42% of disputes in 2019-2020. Property damage came a close second and was cited in 41% of cases, with arguments over the need to redecorate at the end of a tenancy causing 39% of disputes. Gardening and rent arrears also cause problems but it’s encouraging to see that arrears only cause 14% of disputes. That may change dramatically in future of course.

How can we help?

At Ringley we think we’ve got the solution. The main problem is that landlords don’t often explain clearly enough how the property should be left when tenants move out – and they don’t always document the condition of the property at the beginning of the tenancy well enough. This causes problems because there is no evidence for either party to rely on. The inventory feature on our automated lettings platform PlanetRent solves the problem for you. Listing contents is quick and easy and landlords can share photographs and video with tenants to ensure the condition of a property is documented from the start. Check-in and check-out are simple and copies of all tenancy documents can be generated and shared. Disputes are costly and stressful, so why not take a look at PlanetRent today and make your next lettings journey hassle-free.
